- Garden rooms with an internal floor area under 15 m² are typically exempt from Building Regulations, provided they don’t include sleeping accommodation.
- Garden rooms with an internal floor area between 15 m² and 30 m² are also usually exempt from Building Regulations, as long as they don’t include sleeping accommodation. The structure must either be at least one metre from any boundary or made from non-combustible materials, such as steel or concrete panels, to qualify.
- Garden rooms larger than 30 m² or designed for sleeping accommodation almost always need to comply with Building Regulations.
